Standards in Excellence - These participants have voluntarily committed to providing their services within the following prescribed time frames: Abstractors: Pre-closing Abstract continuation/update = 3 business days; post-closing continuation/update = 7 business days; Create new abstract = 20 business days. Attorneys: Preliminary title opinion or Commitment = 3 business days; final title opinion or Certificate = 7 business days.

Rapid Certificate - Rapid Certificate is designed to eliminate delays waiting for releases of liens paid at settlement. With proof of payoff (payoff statement and cancelled check or verification of wired funds) the issuing attorney or abstractor can issue the final Title Guaranty Certificate at or shortly after closing.

Forclosure Provider - Indicates provider of foreclosure title work in accordance with Fannie Mae’s guidelines.
